Why it happens
- The walkthrough happens days before closing, with a moving truck already booked.
- Everyone is agreeable at that moment, and nothing feels adversarial yet.
Warning signs
- "We'll take care of that" with no list entry.
- No copy of the punch list is handed to you.
- Cosmetic and functional items are mixed on one line.
Questions to ask
- Can I get the punch list in writing before closing, with dates?
- Which items will be complete before funding?
- Who is my warranty contact, and how are claims submitted?
